  1. Rogue Trader-Jordan Thank you for your respond. I’m not really an expert in the banks and loans cause I did not take any loan from a bank in all my life. I was trying to link some facts and that was only my view. Anyway thank you agian and see you in another topic.

  2. you are right however I mentioned the properties market because the prices did not collaps as in the stock market although the demand is too low. the demand in the stock market is much more than the demand in the properties but the properties did not fall down similar to the stock market. I’m sure it will collaps soon and I believe this will be in the benifit of the normal people not the busniss men. I believe the current situation in the stock market is not a “correction” because the pricess went below the fair prices. I believe people are afread of loses and that why the prices fall down too much. Actually any one can easyly know from history that the prices fall down in the summer and in Ramadan >>> and this year Ramadan was immediatly after summer holidays.

    Thank you for your reply, but I can answer you by saying that the property market correction wouldn’t be as easy as the stock market, as you know stocks are liquide investments and they are the most liquide type of securities after real cash, but as for properties it is not that liquide plus we need to take into consideration that most of the owners of these properties are leveraged that is loans and facilities from banks, so the selling wouldn’t be easy due to bankls new policies and procedures and also the most important that banks now are facing a huge problem or issue, that is the drop in deposits, which also effects the loan book of the banks, coz banks give loans depending on the size of the deposits thay have, that is why if you have noticed the banks have increased the iinterbank interest rates lately to incourage deposits and so the loans given will slow down, which will also have a great effect on the new projects in the country, coz there are many projects in plan but banks have no much liquidity to finance these projects, beacuse they have given a lot of loans for the real estate marketn plus oil prices are also falling down now, the effect becomes even worse.

    This off course rises another issue which is a very imprtant one which is INFLATION that have reached now a 2 diget figure and this is very dangerous. Now due to all what I mentioned above what do you think the owners of the real estate would do if they want to sell their properties , when ithe buyer wouldn’t be able to finance as before from banks

    The result is that the supply will overcome the demand and prices will fall down in order to sell and get the liquidity, and the first and fastest effect will occur at the stock market and mainly the real estate stocks, as the investor needs liquidity

    Last year RAMADAN we all thought that it would be dry in the stockmarket but the opposite happened the action came in sepetember-07 till Jan-08 and then the market started to slowdown slowly slowly and made us reach where we are today.
