Abu Dhabi Mina Road villas

hi all i have a question regarding the Mina Road villas (they fall between sheraton abudhabi to mina Zayed Customs (jamaarik).
Does anyone know when these lands will be authorized to be used as commercial lands as they are now (sakani) villas only- and not allowed to be used to build as a multiple stories buildings.

my second question is that.how much is the square foot of those lands at their current situation?????
